1. Who we are and what this service is
Subbie Watch (subbiewatch.com.au, "we", "us") is an information service operated in Australia (ABN [ABN pending]). We monitor public registers — the ASIC Published Notices website and Queensland Building and Construction Commission (QBCC) licence data — and relay published formal events to you by SMS, email and on this website.
2. Information only — not advice
Subbie Watch provides information only. Nothing on this site or in any alert, digest or builder page is financial advice, legal advice, credit advice or a recommendation to trade (or stop trading) with anyone. We do not predict insolvency, rate creditworthiness, or express any opinion about any business. Before acting on any alert, verify the details directly with the appointee named on the notice and get your own independent legal or financial advice.
3. What we watch, and its limits
We relay records published on public registers. We cannot know about, and do not report, anything unpublished: private financial difficulty, unpaid invoices, disputes, or events on registers we do not monitor. An absence of alerts (including a weekly "all clear" digest) means only that no matching notice was published and matched during the period — it is not a statement that a business is solvent or in good standing.
4. Accuracy, timeliness and availability
We aim to check the registers hourly and dispatch alerts promptly, but we do not guarantee completeness, accuracy or timeliness. Source registers may be delayed, unavailable, or contain errors; automated name/ACN matching can occasionally miss a record or match the wrong entity (match method and confidence are shown where practical). Licence data is a periodic copy of the QBCC register and may lag the official record — always verify against the QBCC's own licensee search and the ASIC register.
5. Australian Consumer Law
Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Competition and Consumer Act 2010 (Cth) or any other law that cannot lawfully be excluded. Otherwise, and to the maximum extent permitted by law: we exclude all other warranties; our total liability in connection with the service is limited, at our election, to re-supplying the service or refunding the fees you paid for the current subscription year; and we are not liable for indirect or consequential loss (including loss of profit, business, or opportunity) arising from your use of, or reliance on, the service.
6. Subscriptions and payment
The paid watchlist service is A$149 per year, billed annually in advance via Stripe. You can cancel at any time, effective at the end of the current billing year. If we materially fail to deliver the service, you may be entitled to a remedy (including a refund) under the Australian Consumer Law.
7. Acceptable use
You may use the free builder pages for your own information. You must not scrape the site at volume, resell alerts, misrepresent our information as a rating or endorsement, or use the service to harass or defame anyone. Public-record data on this site remains subject to its source licences (QBCC data: CC BY 4.0, © State of Queensland).
8. Changes and termination
We may update these terms; material changes will be notified by email to subscribers with reasonable notice. We may suspend or close accounts that breach these terms.
9. Governing law
These terms are governed by the laws of Queensland, Australia, and disputes are subject to the courts of Queensland.
